Hiring a General Contractor in Marietta, Georgia
Georgia requires general contractors to be licensed by the State Licensing Board for Residential and Commercial General Contractors. Before hiring, verify the contractor's current license through the Georgia Secretary of State's online portal at verify.sos.ga.gov. You can search by the contractor's name or license number. Licenses expire June 30 each year.
Most residential and commercial work in Marietta requires a permit from Cobb County. Your contractor should be able to guide you through the permitting process, which involves submitting an application packet and scheduling inspections. Cobb County's Community Development office is located at 1150 Powder Springs Street, Suite 400, Marietta, and operates Monday through Friday, 8 AM to 5 PM.
Building codes in your jurisdiction—whether unincorporated Cobb County or a city within the county—govern what work requires a permit and what inspections are needed. Ask your contractor how they handle code compliance and whether they'll coordinate inspections on your behalf.
How do I verify a general contractor's Georgia license?
Use the Georgia Secretary of State's license verification tool at verify.sos.ga.gov. Search by the contractor's name or license number. The result will show the license type, expiration date, and status. [2]
What types of general contractor licenses does Georgia issue?
Georgia issues Residential Basic, Residential Light Commercial, and Commercial General Contractor licenses, each with its own requirements. Ask your contractor which license type they hold. [1]
Do I need a permit for my project in Marietta?
Most residential and commercial construction requires a permit in Cobb County. The type of work and your location (city or unincorporated county) determine the specific requirements. Contact Cobb County Community Development at comdev@cobbcounty.gov or (770) 528-1000 to confirm. [3, 4, 5]
Who schedules inspections after I receive a permit?
Once your permit is issued, Cobb County's Inspections office is responsible for inspecting the work. You or your contractor can schedule inspections online, by text, or by phone. Ask your contractor whether they'll coordinate inspections. [4]
