Before any general contractor begins work on your Atlanta home, you will need a building permit from the City of Atlanta Office of Buildings. Beginning February 1, 2026, all new permit applications must comply with the 2024 International Residential Code (IRC) and 2024 International Building Code (IBC), among other updated Georgia state codes. If your project involves electricity, plumbing, mechanical, fuel gas or pools, those trades must also meet the applicable 2024 codes or the 2023 National Electrical Code with Georgia amendments. Contact the Office of Buildings at (404) 330-6150 with questions about your project scope.

Georgia requires general contractors to be licensed as either a General Contractor or a Residential Contractor (Residential Basic or Residential Light Commercial). You can verify a contractor's license using the Georgia Secretary of State's online portal, which allows you to search by name or license number. Licenses expire June 30 each year, with a late renewal window from July 1 through August 15.

When you contact a contractor, ask to see proof of a current Georgia license, proof of insurance, and references. Request that they explain which permits your project will need and confirm they will obtain them before work begins.
