Hiring a General Contractor in West Palm Beach, Florida
In Florida, the Construction Industry Licensing Board regulates general contractors. Before hiring a contractor, you should verify their license and understand the permitting process. Palm Beach County requires building permits for most construction work, and the county's Building Division manages those applications and inspections.
General contractors in Florida are classified as either certified or registered. A certified contractor holds a certificate of competency and can work in any Florida jurisdiction. A registered contractor has fulfilled competency requirements for a specific jurisdiction and may contract only in that location. You can search for a contractor's license status through the state's online licensing portal.
When you hire a general contractor, the firm or individual must obtain a building permit before work begins on most projects. The permit process involves submitting plans, paying fees, and scheduling inspections at key stages. Your contractor should coordinate permit applications and ensure the work meets the Florida Building Code.
How do I verify a Florida contractor's license?
Use the Florida Department of Business and Professional Regulation (DBPR) license search at myfloridalicense.com. You can search by the contractor's name, license number, or city. The search will show whether the license is active and whether the contractor is certified (allowed statewide) or registered (allowed only in specific jurisdictions). [1, 2]
What license types do general contractors hold in Florida?
General contractors are either certified or registered. Certified contractors hold a certificate of competency and can work anywhere in Florida. Registered contractors have met the competency requirements of a specific jurisdiction and may only contract in that location. Occupation codes for certified contractors begin with C, and registered contractors begin with R. [1]
Do I need a permit for my construction project in Palm Beach County?
Most construction work in Palm Beach County requires a building permit. Your contractor should apply through the county's Permit Center. You can find the application checklist, fee schedule, and permit tracking on the Palm Beach County Building Division website. The county's main office is open Monday through Friday, 8 AM to 5 PM. [5]
What should I ask a contractor before hiring?
Ask the contractor for their license number and verify it through the state portal. Confirm whether they are certified or registered in your jurisdiction. Ask them to explain the permit process for your specific project and confirm they will coordinate all inspections required by the Florida Building Code. [1, 2, 5]
