Hiring a General Contractor in West Palm Beach, Florida
Florida's Construction Industry Licensing Board regulates general contractors across the state. Before hiring any contractor, verify their license status through the Department of Business and Professional Regulation. Contractors in Florida are classified as either certified or registered: a certified contractor holds a statewide certificate of competency and can work anywhere in Florida, while a registered contractor must meet specific competency requirements for each jurisdiction and can only contract in those areas. Knowing which tier your contractor holds helps you understand their qualification scope.
A general contractor in Florida is defined as a person who, for compensation, undertakes to construct, repair, alter, remodel, add to, demolish, subtract from, or improve any building or structure. Your contractor's license type will determine what work they can legally perform on your project. Always confirm the contractor's license status and jurisdiction limits before signing a contract.
Before your project begins, ask your contractor about permits, building-code compliance, and how they plan to manage the work. Florida Building Code requirements apply to all new construction and major renovations, and your contractor should be familiar with the code in effect for West Palm Beach.
How do I verify a general contractor's license in Florida?
Use the Florida Department of Business and Professional Regulation's license search portal at https://www.myfloridalicense.com/wl11.asp. You can search by the contractor's name, license number, or city. This will show you their license type, jurisdiction, and any disciplinary history. [2]
What is the difference between a certified and registered contractor?
A certified contractor holds a statewide certificate of competency and can work in any Florida jurisdiction. A registered contractor has fulfilled competency requirements for a specific jurisdiction and can only work there. Check your contractor's license code: it begins with C for certified or R for registered. [1]
Do I need a permit for my renovation project in West Palm Beach?
Permit requirements depend on the scope and type of work. Your contractor should be familiar with West Palm Beach's permit process and the Florida Building Code requirements for your project. Ask your contractor upfront whether a permit is needed. [3]
What questions should I ask a general contractor before hiring?
Ask whether they hold a certified or registered license and in which jurisdiction they are registered. Confirm they understand Florida Building Code requirements for your project type. Discuss permits, insurance, and how they plan to manage the work. [1, 3]
Is workers' compensation insurance required?
Yes. Florida requires contractors to carry workers' compensation coverage. You can verify coverage status through the Florida Department of Financial Services' Construction Policy Tracking Database. [1]
Where can I file a complaint if there is a problem with my contractor?
You can file a complaint with the Florida Department of Business and Professional Regulation through their online services portal at https://www.myfloridalicense.com/wl11.asp or by contacting the Construction Industry Licensing Board. [2]
