Hiring a General Contractor in West Palm Beach, Florida
In Florida, general contractors must be licensed by the Construction Industry Licensing Board (CILB) under the Department of Business and Professional Regulation. Contractors hold one of two license types: certified or registered. Certified contractors (with occupation codes beginning with C) may work anywhere in the state. Registered contractors (with codes beginning with R) may only work in the jurisdiction where they registered. Before hiring, verify which type of license a contractor holds and confirm it is active.
You can search for a contractor's license online through the Florida DBPR license search portal. Search by the contractor's name, license number, or business location. This free search shows whether the license is current and in good standing. Always verify the license before signing a contract or making a deposit.
Most remodeling and construction work in Palm Beach County requires a building permit from the Palm Beach County Building Division. The Building Division reviews plans to ensure work meets the Florida Building Code. Your contractor should be familiar with local permit requirements and timelines. Ask the contractor whether they handle permitting or if you need to apply separately.
How do I check if a contractor's license is valid?
Go to the Florida DBPR license search portal at myfloridalicense.com. You can search by the contractor's name or license number. The search will show whether the license is current and active. [1, 2]
What is the difference between a certified and registered contractor license in Florida?
A certified contractor (license code begins with C) can work anywhere in Florida. A registered contractor (license code begins with R) can only work in the specific jurisdiction where they registered. Ask which type of license your contractor holds. [1]
Do I need a permit for my project in Palm Beach County?
Most remodeling and construction work requires a building permit from the Palm Beach County Building Division. Your contractor should know whether your project needs one. You can contact the Building Division at 2300 N. Jog Rd., West Palm Beach, or call to discuss your specific work. [5]
Who is responsible for getting the building permit?
This varies by contractor agreement. Some contractors handle permits; others expect the homeowner to apply. Clarify this in your contract before work begins, and confirm the contractor understands the Florida Building Code requirements for your project. [3, 5]
