Hiring a General Contractor in West Palm Beach, Florida
In Florida, general contractors must be licensed through the Construction Industry Licensing Board (CILB) under the Department of Business and Professional Regulation. Contractors work under either a Certified license, which allows work anywhere in the state, or a Registered license, which limits them to the jurisdiction where they registered. Before hiring, verify the contractor's license and check whether they hold a Certified or Registered designation—this affects where they can legally operate.
Florida Building Code requirements apply to all construction work in West Palm Beach. Your contractor should be familiar with the current Florida Building Code and any local amendments. When you get a bid, ask the contractor how they stay current with code changes and whether they handle permitting, as this responsibility typically falls to the contractor for the scope of work they undertake.
Before signing a contract, confirm the contractor's license status, ask what their job scope covers (remodels, additions, new builds, or all three), and clarify whether they self-perform work or use subcontractors. Request references and ask about their experience with permit timelines in your local jurisdiction.
How do I verify a general contractor's license in Florida?
Use the Florida DBPR license search at myfloridalicense.com. You can search by contractor name, license number, or city. The search will show whether their license is active and whether they hold a Certified or Registered designation. [2]
What's the difference between a Certified and Registered contractor in Florida?
A Certified contractor (license code beginning with C) can work anywhere in Florida. A Registered contractor (license code beginning with R) can only contract in the jurisdiction where they registered. Ask which type your contractor holds. [1]
Do I need a permit for general contractor work in West Palm Beach?
Permit requirements depend on your project scope. Your contractor should be familiar with Florida Building Code requirements and local West Palm Beach rules. Ask them upfront whether your project requires permits and who will handle the permit process. [3, 4]
What should I ask a general contractor about their work scope?
Ask whether they contract for remodels, additions, new builds, or all of these. Also ask whether they self-perform the work or use subcontractors. This clarifies what you're hiring and who is responsible for quality and code compliance. [1]
