Hiring a General Contractor in Tallahassee, Florida
In Florida, general contractors are licensed and regulated by the Construction Industry Licensing Board under the Department of Business and Professional Regulation. Contractors are classified as either certified (holding a statewide certificate of competency) or registered (licensed for specific jurisdictions). Before hiring, verify that the contractor holds the proper license type for your project scope.
You can search for an active Florida contractor license at the DBPR Online Services website. Search by the contractor's name, license number, or city to confirm their license status and any disciplinary history. This step protects you and ensures the contractor is authorized to work in Tallahassee.
Florida requires general contractors to comply with the Florida Building Code for all work. Depending on your project scope—remodeling, additions, repairs, or improvements—permits and code inspections may be required. Ask your contractor whether permits apply to your project and who will handle applications and inspections.
What is the difference between a certified and registered contractor in Florida?
A certified contractor holds a statewide certificate of competency and can work anywhere in Florida. A registered contractor is licensed for specific jurisdictions only and must meet each county or city's competency requirements. Verify which type your contractor holds. [1]
How do I check if a contractor's license is valid?
Use the DBPR License Search portal at myfloridalicense.com. You can search by contractor name, license number, or city. The search confirms active status and shows any disciplinary records. [2]
Do I need permits for a home remodeling project in Tallahassee?
Permit requirements depend on your project scope. Ask your contractor whether permits are required for your specific work. The Florida Building Code applies to all construction, and local amendments may add requirements. [3, 4]
What should I ask a contractor before hiring?
Confirm their Florida license type and number, ask whether permits are required for your project, clarify who handles permit applications and inspections, and request references. This protects you and sets clear expectations. [1, 2]
