Hiring a General Contractor in Pensacola, Florida
Florida requires general contractors to be licensed through the Construction Industry Licensing Board. Before hiring, verify that your contractor holds the correct license type. Florida issues two main types: certified contractors, who can work statewide, and registered contractors, who are limited to specific jurisdictions. You can verify any contractor's license status and check for complaints through the Florida Department of Business and Professional Regulation online license search at myfloridalicense.com.
Most construction projects in Florida require permits and must comply with the Florida Building Code. Ask your contractor whether your project needs a permit and whether they will handle permitting. Understanding the scope of work—what the contractor will self-perform and what will be subcontracted—helps clarify roles and accountability.
Before signing a contract, confirm that your contractor carries workers' compensation insurance. Florida's Construction Policy Tracking Database tracks contractor coverage status automatically. Always request references and ask about their experience with projects similar to yours.
How do I verify a general contractor's license in Florida?
Use the Florida Department of Business and Professional Regulation license search at myfloridaslicense.com. Search by the contractor's name, license number, or city. The search will show whether the license is active and if any disciplinary actions have been taken. [1, 2]
What license types do general contractors have in Florida?
Florida issues certified and registered contractor licenses. Certified contractors can work anywhere in the state; registered contractors are limited to the jurisdiction for which they registered. Ask which type your contractor holds. [1]
Do I need a permit for my construction project?

Should I check whether my contractor has workers' compensation insurance?
Yes. Florida tracks contractor insurance coverage through the Construction Policy Tracking Database. Confirm your contractor carries active workers' compensation insurance before signing a contract. [1]
What should I ask a general contractor before hiring?
Ask whether they will self-perform the work or subcontract it, whether the project requires a permit, whether they carry workers' compensation insurance, and for references from similar past projects. [1]
