Hiring a General Contractor in Orlando, Florida
In Florida, general contractors are regulated by the Construction Industry Licensing Board (CILB), part of the Department of Business and Professional Regulation. The board issues two types of licenses: certified contractors, who can work statewide, and registered contractors, who are limited to the jurisdiction where they are registered. A general contractor is defined as someone who, for compensation, undertakes to construct, repair, alter, remodel, add to, or improve buildings or structures for others.
Before hiring any contractor, verify their license through the Florida DBPR's online License Search portal. You can search by the contractor's name, license number, or city. Checking a license takes minutes and confirms the contractor is active and in good standing.
Most renovation and remodeling projects in Orlando require permits from the City of Orlando. The city's Building and Development department can help you determine which permits apply to your scope of work. Once a permit is issued, work must comply with the Florida Building Code. Always ask your contractor whether permits are needed and who will obtain them.
How do I look up a Florida general contractor's license?
Visit the Florida DBPR's License Search portal at myfloridalicense.com. You can search by the contractor's name, license number, or city. The results will show whether the license is active and in good standing. [2]
What is the difference between a certified and a registered Florida contractor?
A certified contractor holds a statewide license and can work anywhere in Florida. A registered contractor is limited to the jurisdiction where they are registered. Certified contractors are designated by an occupation code beginning with 'C,' while registered contractors' codes begin with 'R.' [1]
Do I need a permit for a remodeling or renovation project in Orlando?
Most renovation and remodeling work requires permits in Orlando. Contact the City of Orlando's Permits & Inspections office to determine whether your specific project needs one. Your contractor should be able to advise you on this as well. [5]
What should I ask a contractor about licensing and permits?
Ask whether the contractor holds an active Florida license, which type (certified or registered), and whether permits are required for your project. If permits are needed, confirm who will obtain them and ensure the work will comply with the Florida Building Code. [1, 2, 5]
