Hiring a General Contractor in North Fort Myers, Florida
Florida regulates general contractors through the Construction Industry Licensing Board (CILB) under the Department of Business and Professional Regulation. Before hiring, you should verify that your contractor holds the correct license type for the scope of work. Contractors in Florida are either certified (occupational code begins with C, allowing work statewide) or registered (occupational code begins with R, limited to specific jurisdictions). You can search for an active license on the state licensing portal at myfloridalicense.com.
All construction work in Florida must comply with the Florida Building Code. The code establishes requirements for structural design, safety, energy efficiency, and accessibility. Your contractor should be familiar with these standards and any local amendments that apply in North Fort Myers. If you have questions about specific code requirements for your project, the Florida Building Code Online portal provides resources and contact information.
When evaluating a general contractor, ask whether they hold a certified or registered license and verify the license status through the state. Confirm the scope of work they will perform themselves versus subcontract, and ensure they understand the permits required for your project type. Request proof of workers' compensation coverage, which is tracked through the state's Construction Policy Tracking Database.
How do I verify a general contractor's license in Florida?
Visit the Florida DBPR license search portal at myfloridalicense.com/wl11.asp. You can search by the contractor's name, license number, or city. Active licensees will appear in the system with their license type and jurisdiction. [1, 2]
What is the difference between a certified and registered contractor license?
A certified contractor (occupation code beginning with C) can work in any jurisdiction in Florida without meeting local competency requirements. A registered contractor (occupation code beginning with R) has met competency requirements for a specific jurisdiction and may only contract within that jurisdiction. [1]
Do I need a permit for my remodel project in North Fort Myers?
Most construction, remodeling, and alteration work requires a permit under Florida law. The specific permit requirements depend on your project scope. Your contractor should handle permit applications or advise you on what is needed. Contact your local building department in North Fort Myers to confirm requirements for your project. [1]
What should I ask a contractor about workers' compensation?
Ask to see proof that they carry workers' compensation coverage for their employees. The state maintains a Construction Policy Tracking Database that tracks coverage status, and contractors must maintain active coverage while working. [1]
Where can I find information about Florida building code compliance?
The Florida Building Code Online portal at floridabuilding.org provides the current Florida Building Code, local amendments, and resources. You can also contact the state for questions about code requirements or interpretation. [3, 4]
