Hiring a General Contractor in Fort Lauderdale, Florida
Florida's Construction Industry Licensing Board oversees all contractors in the state. Before hiring, verify that your contractor holds a valid license from the Department of Business and Professional Regulation. You can search for any contractor's license online using the DBPR's license search portal by name, license number, or city. This search will confirm the contractor's status and details.
Florida has two main contractor license types: certified and registered. A certified contractor holds a statewide certificate of competency and can work in any Florida jurisdiction without additional local approval. A registered contractor meets competency requirements for a specific jurisdiction and can contract only within that area. Knowing which type applies helps you understand where the contractor can legally work on your project.
All construction work in Florida must comply with the Florida Building Code. Your contractor should be familiar with current code requirements and obtain necessary permits before starting work. Ask your contractor about their experience with the building code and permit process—this ensures your project meets safety and zoning standards from start to finish.
How do I verify a general contractor's Florida license?
Use the DBPR's online license search tool at myfloridalicense.com. You can search by the contractor's name, license number, or city. The search will show the contractor's license status and type. [2]
What is the difference between a certified and registered contractor license?
A certified contractor holds a statewide certificate and can work anywhere in Florida. A registered contractor is licensed for specific jurisdictions only and may contract only in those areas. The occupation code begins with C for certified and R for registered. [1]
Do general contractors in Florida need to follow the Florida Building Code?
Yes. All construction work must comply with the Florida Building Code. Your contractor should be knowledgeable about code requirements and responsible for obtaining necessary permits before work begins. [3, 4]
What permits are typically required for construction work in Fort Lauderdale?
Permit requirements depend on your project scope. The Florida Building Code and local Fort Lauderdale requirements govern what permits are needed. Ask your contractor to clarify which permits apply to your specific work. [3, 4]
What questions should I ask a general contractor about their experience with code and permits?
Ask whether they hold a certified or registered license and where they are licensed to work. Inquire about their experience obtaining permits in Fort Lauderdale and their familiarity with current Florida Building Code requirements. A knowledgeable contractor will explain the permit process upfront. [1, 2]
