Hiring a General Contractor in Fort Lauderdale, Florida
Florida's Construction Industry Licensing Board regulates contractors performing remodels, additions, and repairs. A general contractor must hold either a certified or registered license. Certified contractors (designated by an occupation code starting with C) can work anywhere in Florida; registered contractors (code starting with R) may only contract in the jurisdiction where they are registered. Before signing a contract, verify the contractor's license type and current status through the Florida Department of Business & Professional Regulation online license search.
Most remodeling projects in Florida require permits. Your contractor should handle the permit application and ensure work complies with the Florida Building Code. Ask whether the contractor manages permitting as part of the scope, as this affects timeline and cost. Confirm that your contractor understands any local amendments to the state code that may apply in Fort Lauderdale.
How do I verify a contractor's Florida license?
Use the Florida Department of Business & Professional Regulation license search at myfloridalicense.com. Search by the contractor's name, license number, city, or license type to confirm current status and any disciplinary history. [1, 2]
What is the difference between a certified and registered contractor in Florida?
A certified contractor holds a certificate of competency and can work anywhere in Florida without meeting each jurisdiction's requirements. A registered contractor has registered with the state for a specific jurisdiction and may only contract there. [1]
Do I need a permit for a kitchen or bathroom remodel in Florida?
Most remodeling projects require permits. Your contractor should confirm permit requirements for your specific scope and handle the application process. [1, 3]
What should I ask a contractor about permits and project management?
Ask whether the contractor includes permit applications and compliance with the Florida Building Code in the contract scope. Confirm the contractor will manage the permit process so work meets current code requirements. [1, 3]
