Hiring a General Contractor in Coconut Creek, Florida
In Florida, contractors must be licensed by the Construction Industry Licensing Board (CILB), part of the Department of Business and Professional Regulation (DBPR). Before hiring, verify that your contractor holds an active, valid license. You can search the DBPR online services portal by the contractor's name, license number, or city to confirm their current status and license type.
Florida recognizes two main contractor license types: certified contractors, who can work in any jurisdiction in the state, and registered contractors, who may only contract in the specific jurisdictions for which they registered. Both are regulated under Florida Statutes. Ask your contractor which type they hold—this affects where they are authorized to work.
Most remodeling and construction work in Florida requires permits and compliance with the Florida Building Code. Before you sign a contract, ask your contractor whether permits will be pulled for your project and who is responsible for obtaining them. This protects both parties and ensures the work meets code.
How do I look up a Florida contractor's license?
Visit the DBPR online services website at myfloridalicense.com. Use the license search tool to search by the contractor's name, license number, or city. This will show you their current license status and type. [1, 2]
What is the difference between a certified and registered contractor in Florida?
A certified contractor holds a statewide certificate of competency and can contract anywhere in Florida. A registered contractor has registered with the department for specific jurisdictions only and may only work in those jurisdictions. Ask which type your contractor holds. [1]
Do I need a permit for a remodeling or construction project?
Most remodeling and construction work in Florida requires permits and compliance with the Florida Building Code. Confirm with your contractor whether a permit is needed for your project and clarify who will obtain it before signing a contract. [3, 4]
What should I ask a contractor before hiring?
Ask whether they are certified or registered, verify their license status through the DBPR, confirm whether your project requires permits, and ask who will be responsible for pulling those permits and ensuring the work meets the Florida Building Code. [1, 2, 3]
